General Terms and Conditions of Reservation

1. Introduction

The travel agency Murter rentals d.o.o. (hereinafter: the Agency) acts as a representative for the provision of accommodation services at Villa Lojena. All services are provided in accordance with the information published on the official website for the period of the confirmed reservation. The Agency is not liable for circumstances caused by force majeure (e.g., natural disasters, fires, strikes, war, or unforeseen events affecting the service provider’s immediate family).

2. Inquiries and Booking

Inquiries and bookings are accepted electronically via the website forms or email. To confirm a booking, the guest is required to:

  • Pay an advance deposit of 20% of the total price within 24 hours of receiving the booking offer.
  • The reservation becomes valid only upon receipt of the deposit.
  • The remaining 80% of the total amount is payable on the spot (upon arrival) in cash or via bank transfer, as agreed with the host.

3. Tourist Tax

In accordance with the Tourist Tax Law of the Republic of Croatia, guests are required to pay a tourist tax.

  • Adults: €1.50 per person/day.
  • Children (12–18 years): €0.75 per person/day (50% discount).
  • Children (under 12 years): Exempt from tourist tax.
  • The tourist tax is usually calculated separately and paid upon arrival unless stated otherwise in the final invoice.

4. Price of Accommodation

Prices are listed in EUR per accommodation unit. The price includes:

  • Standard use of the unit, weekly change of bed linen and towels, electricity, water, kitchen utensils, final cleaning, and use of the swimming pool/common areas.
  • Special services (e.g., laundry, charging electric vehicles, or rental of SUP boards/scooters) may be subject to additional fees as listed on the website.
  • The Agency guarantees the price stated in the initial calculation upon which the 20% deposit was paid.

5. Agency’s Right to Changes and Cancellation

The Agency reserves the right to change a reservation in case of emergency or force majeure. In the unlikely event that the booked unit must be changed, the guest will be provided with an alternative of the same or higher category. If no alternative is available, the Agency will refund the 100% of the paid deposit.

6. Guest’s Right to Changes and Cancellation

All cancellations must be submitted in writing (email). The following refund policy applies to the 20% advance deposit:

  • 30 or more days before arrival: The Agency will refund the complete deposit.
  • 14 to 29 days before arrival: The Agency retains 50% of the deposit; the remaining 50% is returned to the guest.
  • 1 to 13 days before arrival (or no-show): The Agency retains 100% of the deposit.
  • Should the guest arrive late or decide to leave the accommodation early, the full amount of the original booking will be charged.

7. Obligations of the Guest

The guest is required to:

  • Possess valid travel documents (passports/visas).
  • Observe the House Rules of Villa Lojena (e.g., noise levels, pool use).
  • Report and cover the cost of any damages caused to the property on the spot.
  • Check-in: After 2:00 PM (14:00).
  • Check-out: Before 10:00 AM.

8. Luggage and Valuables

The Agency and the property owner are not responsible for damaged, lost, or stolen luggage or valuables left in the accommodation unit. We recommend using available security measures and reporting any incidents to the local police department immediately.

9. Complaints and Dispute Resolution

If the service is unsatisfactory, the guest is required to:

  1. Complain to the host/service provider immediately on the day of arrival to seek a solution.
  2. Allow the Agency/Owner a reasonable timeframe to rectify the issue.
  3. If a guest leaves the unit voluntarily before a solution is provided, they forfeit the right to a refund.
  4. In the event of an unresolved dispute, the jurisdiction of the Court in Šibenik shall apply.

10. Acceptance of Terms

By paying the 20% advance deposit, the guest confirms that they have read, understood, and accepted these General Terms and Conditions in their entirety.
